CityOasis Vacation Homes Policies

Arrival Days and Times
We prefer guests to stay in week or month intervals. You may arrive between 3PM and 8:00 PM, so that we may personally greet you and show you the premises. If you are unable to arrive within that time, we may allow you to utilize a keypad combination for entry at later arrivals, however we will need to meet with you the following morning by 9:00AM at the property for balance due, etc. Check-out is by 10:30AM. Earlier arrivals are fine if previous guests are gone and the house has been thoughly cleaned.

Rates
Rates are subject to availability and may change without notice. During major conventions and special events in the shoulder and low seasons, high season rates may apply. See house pages on this site for exact rates.

Accurate Guest Info
When you reserve or inquire, please provide us with accurate info about age and number of people in your party. Guests who arrive with more than the specified number of people, or who arrive with unannounced pets, will be charged an extra fee, or may be turned away with no refund at the owner's discretion.

Reservations
You may reserve by credit card or check for 50% of the total amount of your stay, including 10% local tax. There is no additional cleaning fee unless guests leave property in exceptionally bad condition. Checks must be recieved within 1 week in order to ensure your stay. Checks must be made out to "CityOasis Vacation Homes" and can be mailed to: 1106 Florida Ave, West Palm Beach, FL 33401

Smoking
CityOasis Vacation Homes are smoke-free for the enjoyment and health of all of our guests. In addition, the use of candles, incense, the fireplaces, outdoor oil lamps, flame bar-b-ques, or any other type of flame on the property other than smoking outside, is expressly forbidden. Fireplaces are not to be used under any circumstances. Large electric grills are provided for your grilling pleasure. Ashtrays are also provided. Do not throw butts into the yard, as we use a lot of mulch in our landscaping. Evidence of smoking/other flame-producing items in the house will result in a fee detracted from your deposit.

Damage Deposits
For stays less than a month, refundable damage deposit of $400 is due on arrival. The deposit will be returned to you within 2 weeks of the end of your stay, sans any dmage or missing items from the property, evidence of smoking inside or undue cleaning measures needed. For stays longer than a month, there will be a deposit larger deposit due, to be determined at that time, of at least but not limited to $1200.

Acceptable Condition of Property upon Departure
Guests are required to start 1 load of laundry without mixing whites and colors, clean all dishes, and put all bed and bath linens
in laundry room. Excessive dirt such as large amounts of beach sand, dog hairs, etc. will result in a cleaning fee. For your convenience each house is provided with extra linens, detergent, vacuum, broom and cleaning supplies, if needed during your stay.

Cancellations
You must cancel at least 45 days before your reserved time in order to recieve a full refund, less $100. At the owner's discretion, a future stay may be substituted. In the vacation rental industry, reservations are often made months in advance, and last minute cancellations are not viable, as the time cannot typically be re-sold. All cancellations must be confirmed in writing.There are no refunds for poor weather conditions, typical local conditions, early departure, health issues, war, or acts of God.

Pets
We encourage you to bring your smaller, well-behaved dog - a wonderful dog park is located just a few blocks away. Sorry, no cats. A very nice kennel/dog daycare establishment is also located just a few blocks away. Upon reserving, you must provide us with accurate info regarding your dog including weight, so we may determine if it is possible to accomodate him/her. Very large dogs claws damage our wood floors and leather sofas, so they cannot be allowed on premises. If you arrive with an unannounced large dog, or with an unannounced pet of any sort, you will be turned away with no refund. Dogs are not to be left in yards unsupervised in guests absence, where they may disturb neighbors or prevent access to property. Highly active or nervous dogs need to be kept in pens during owners absence from property.

Age of Guests
CityOasis Vacation Homes naturally welcomes people of all types and ages, however, we cannot rent to un-chaparoned Spring Break groups. Groups of individuals less than 25 years of age must be accompanied by at least 1 parent or someone who is clearly a mature guardian. Our homes are for the use of individuals, couples, friends and families to enjoy on business, vacation and some longer term scenarios, but we do not allow the use of the houses for 'partying'. Parents are responsable for the safety of their small chidren, especially when staying at Caribe, with swimming pool, or at our properties with spas and hammocks.

Respect your Neighbors
Our vacation homes are located in historic residential neighborhoods, close to many high-activity venues, however, when staying, guests must not disturb their temporary neighbors with unreasonable noise or other activities, especially after 10PM. Repeated instances by any guests during their stay may cause guests to have to leave without refund.

Safety & Liability
All CityOasis Vacation homes are licensed rental properties, annually inspected by City of West Palm Beach for guest's safety and well-being. Therefor, we will not be responsable for guest mishaps of their own doing such as but not limited to, tripping on steps, slipping in the bathtub, slipping in hot tub, falling out of hammock, etc. Glass containers are not to be used in the vicinity of the swimming pool at Caribe, or near the hot tubs.

Maintenance & Property Access
CityOasis Vacation Homes reserves the right to access our properties for routine maintenance between 7AM & 8PM, for emergencies at any time, and to access our storage buildings at Bungalow, Cottage, & Oasis for supplies, tools, etc.
